New Master Plan for Greenville SC

The Greenville South Carolina City Council has a new Master Plan for Downtown Greenville, SC. The plan looks at all aspects of the City of Greenville, present, past and then proposes steps to move Greenville into a bright future. Goals of the Master Plan are: To provide a framework for development, continue Greenville's place as an economic development catalyst, leverage Greenville's past success to grow a functional mixed use, sustainable urban city. Haveing Five Corners to downtown is one goal consultants have identified as a means to grow the Downtown Greenville area. Since Main Street has an identity and is already a "destination" creating five corners to the downtown area would give the city more variety, more places to explore and add interesting areas with strong connections to Main Street. Greenspace was another element the consultants identified to unify the five corners to the center. In addition investments in parks brings value to the surrounding real estate with access to recreation, views and a better living quality. The Green spaces also allows the city to announce Greenville South Carolina as a "Green" city. The complete Five Corners of downtown would be 1-Heritage Green, 2-Bilo Center - as a "Gateway" area, 3-Broad and River Streets, 4-County Square and 5-the Warehouse District. Heritage Green could become a family area with attractive housing, shops and walkways. This area could draw on the nearby historic district and townhomes for residents to populate and use the local amenities on a regular basis. This area has a good start already with the Library, the little theatre, the history museum and the art museum. The Gateway area is one one of the highest points in town and could become more user friendly and walkable with the addition of the high rise hotel condo slated for the triangular area. Currently this area is somewhat hard to get to from downtown walking because of no clear pathways. The Broad and River District would focus on attracting new headquarter offices and research firm because of the large parcels available and visibility. This area has a good start with the innovate building. The County Square area could become an exciting new mixed use area with an intown neighborhood and offices. It's high location on a hill can be used to show off the Greenville skyline with buildings ranging from 3-5 stories to 10-12 stories at the highest point. The Warehouse District can be the "cool" section of downtown for artists, entrepreneurials, start up companies, media, design, information and other businesses. Some residential real estate lofts are recommended in this are to give a 24/7 atmosphere by having full time residents as well as businesses. Both the County Square area and the warehouse district could provide more residents and workers to sustain and grow the west end businesses. |
